Sol Zakay , CEO of Topland Group  said that following the departure of Barclays Bank from the site it became clear that there was an opportunity to create value by obtaining planning consent for 1,209 student beds.

Topland Vintage and McLaren are developing 1,209-bed student accommodation close to the University of Warwick.

Topland are top of the props.

It’s been quite a week for Sol Zakay, the property entrepreneur who runs the Topland Group together with his brother, Eddie. Their company was named Most Promising Newcomer of the Year at the annual Variety Club Property Awards, aka the Props. They beat RBS boss Stephen Hester and Philip Lewis — former senior director of both Hines and Heron. But the award is not enough to keep Sol Zakay in the UK, it seems. He has reportedly quit Britain for tax reasons, resigning as chairman and chief executive officer of Topland Group and the UK Topland companies to join the firm’s offshore parent company. Eddie will remain in Britain and become chair of the UK business.

Business big shot: Sol Zakay

Many people are hoping that the decline in property prices will allow them to pick up a bargain. Sol Zakay, 55, is one. The billionaire property entrepreneur has emerged as a bidder for the £800 million property portfolio put up for sale by the stricken property-to-banking company Dawnay, Day.

Mr Zakay has built up an estimated £1.5 billion fortune with his brother Eddie, 57, through judicious property investments over more than two decades. The brothers’ Topland company owns a property portfolio worth an estimated £4 billion and, after selling its 50 per cent stake in a £950million sale-and-leaseback joint venture with Tesco last year, it is cash-rich in what is increasingly a buyer’s market. It is thought to have a war chest of about £1

Sol Zakay's Deal of the Decade

Amongst the many billions of pounds in deals Sol Zakay has been involved in was a landmark deal with M&S. In 2001, Sol Zakay secured what was described by property week as the ‘deal of the decade’, a £348M sale and leaseback agreement to purchase 76 Marks and Spencer stores in what was seen as a very competitive process.

Having purchased the stores, the leaseback part of the deal was structured to offer maximum operational flexibility to M&S, with initial lease terms going to March 2027. It also included fixed annual rent increases of between 1.5% and 1.9%, doing away with traditional 5-year rental reviews.

For M&S, this deal represented stage one of a plan to return up to £2 Billion to shareholders. 

In 2016, Sol decided to put their Marks and Spencer portfolio up for sale, valuing the 76 stores, including 13 in London, at £450M, generating a near 30% return on his original outlay even before annual rental profits are taken into consideration, which was estimated to be £24.6M annually, built into the original leaseback deal.

However you look at it, this has to be seen as one of the most successful property deals of not just the decade but probably the last 50 years. 

The portfolio was eventually purchased by Fortress, the owner of Majestic Wines, which is believed to have included a little non M&S income. The Leicestershire-based Marlborough Property Co was confirmed as doing a sub-sale with Fortress for £122.5M for the purchase of the core London M&S portfolio.

Fortress put 17 of the remaining stores up for sale in 2022 for £70M.

Ukrainian ballet company remains stranded abroad due to war

Chicago — When the dancers of the Kyiv City Ballet went on tour in February, they had no idea they would be stranded abroad for eight months  due to war . They remain in limbo, determined to save their culture through dance.

In Chicago's Auditorium Theatre, under the rumble of the "L" train, the ballet's dancers have more on their minds than just choreography. Dancers Sasha Moroz and Maryna Apanasenko, both 19, say most of their family members are still in Ukraine.

"All my family are in Kyiv now," Moroz told CBS News. "My mother, father, sister."

"I'm lucky to hear the voice of my mother, to see them only by phone," Apanasenko said. "But I hope everything will be okay."  

The dance company left Ukraine on Feb. 23 to perform in Paris. Company director Ivan Kozlov said they were only supposed to be gone three weeks. However, Russia invaded Ukraine the following day.

"We woke up and realized that our country is under attack," Kozlov said.

To keep them safe, Paris granted the dancers a long-term residency. They are now traveling on their first ever U.S. tour.

"It is a difficult period for all of Ukrainians, but when you understand the main aim, to represent your country, you become more strong," Apanasenko said.

"I feel stronger when I dance, because I know the main reason, and the main aim of that: to show the world our light, our energy," she added.

When asked if the company feels any kind of guilt for not being in Ukraine, Kozlov responded: "It's not guilt. We feel sorry that we cannot be in two places at the same time, you know? We are doing our best from the field of war, from the stages. You know, we represent our country. We're trying to show how brave we are, how strong we are."

Their U.S. tour features a new work created after the war started, called "Tribute to Peace."

"It's our place to fight, because our task is to save Ukrainian culture, to save Ukrainian dancers, to serve Ukrainian artists," Apanasenko said. "Because culture is the country. Culture creates the country, I think. And Ukraine has a great history. And our task is to save it."

CAPTAIN JACK

Jack was born and raised in Maryland sailing the waters of the Chesapeake. He started sailing as a young boy with his father. He studied at the University of Maryland and served in the US Navy. Jack has a bachelor’s degree from the University of Maryland and was trained in the Navy’s Nuclear Power Program where he served on Submarines. After leaving the Navy, Jack worked as a Nuclear Engineering consultant for 14 years during which time he obtained a Master’s in Business Administration from Johns Hopkins University. Jack built sea miles in the Navy and did deliveries and passages throughout his years in the corporate world. Finally, Jack decided to fulfill his lifelong dream of being a sea Captain and left the US. Jack sailed, single-handed, across the Atlantic and has completed many other crossings and long-distance deliveries. Jack has also skippered numerous recreational vessels, including day sail vessels, and dive boats, as well as working on Tall Ships. Jack is passionate about being on the water. He has spent the past 12 years in the Caribbean working in the private yacht industry, running day charters and Captaining term charter vessels with up to 10 guests. Jack is also a qualified Dive Master. Jack has a contagious joy for life. If you are looking for a fun, exhilarating yet luxurious vacation that is exactly what you will get with the SOL team.

CHEF MALLORY (ROTATING)

Mallory (2nd in photos) grew up in Kawkawlin, Michigan spending her summers sailing on the Great Lakes. She graduated from Johnson and Wales University with a degree in Hotel and Restaurant Management and a concentration in Sales, meeting, and event management. After graduation, she managed a romantic Inn in Asheville, NC, and went on to manage and chef in restaurants, catering companies, and restaurant development. She loves to sail, free dive, water ski, scuba, cook and travel. She has been a successful yacht chef since 2013 and obtained her Yachtmaster, Aida 2 Free diving certification, and Rescue scuba Diving during this time.

CHEF SARA (ROTATING)

Sara (3rd in photos) was born and raised on a farm in North Dakota. Although seemingly landlocked she enjoyed spending summers at the family lake cabin in nearby Minnesota. Her parents raised her amongst many friends and family, always entertaining guests. Instilling a warm sense of hospitality in her personality from a young age. Having been raised on a farm, surrounded by agriculture and produce from the garden, her relationship with food has always been an important one. She is passionate about knowing where food comes from, and sources the freshest, locally grown produce and freshly caught fish. With over 6 years of experience cooking aboard yachts, a yacht chef certificate, and a year of cooking privately land-based, Sara is thrilled and ready to welcome guests aboard Sol for a sensory experience.

STEWARDESS BLAKE

Blake (4th in photos) is a native of Minneapolis, Minnesota. She grew up spending time cruising the many beautiful lakes and developing a respect for the outdoors. She graduated from the University of St. Thomas where she studied business management and the Spanish language. With dreams of seeing a different part of the world (and a chance encounter with a group of awesome seafarers while traveling Europe), she would move to Croatia every summer to work as a chef/sole stewardess on small sailing boats, a position she enjoyed for 3 summers. She loved it so much she decided to move to the Caribbean and make it her career. Blake is elated to now be joining the Sol team. Her pleasant, “Minnesota Nice” demeanor and charming personality make her a wonderful Stewardess, ready to greet and care for guests. She loves to whip up cocktails, share wild travel stories, and will make you feel right at home!

ENGINEER/DECK CAROLINE

Caroline (5th in photos) grew up on the beach in Massachusetts, developing her love for the ocean and sailing as early as she can remember. After receiving her degree from Bridgewater State University, Caroline’s wanderlust took over and her passion for traveling began. Eight years ago she moved to St. Thomas and has been working in the charter industry ever since. From day sails to luxury term-charters, Caroline has worked on a multitude of vessels sharing her love for sailing, water sports, and the Caribbean Sea with her guests. Besides Travel and Sailing, Caroline’s other great passion in life is Yoga. She received her 200hr RYT certification in Thailand and has been teaching multiple styles of yoga for the past five years. She is thrilled to offer a yoga program and to create custom classes onboard M/V Sol. When Caroline is not Sailing or doing yoga, she loves to hike, snorkel and create art. As your tour guide, she loves to immerse you in the natural beauty of the islands and share her love of exploring and connecting to nature.

Its electric propulsion system runs silently and odor-free with carbon-free electricity whenever possible. SOL’s large solar panels (21 kW) fuel battery banks, propulsion, and house power needs. Generators are only run briefly, if necessary, to recharge the large battery system. Energy demand is minimized with a best-in-class high-efficiency cooling system and eco water makers. SOL’s waste management features on-board composting, and shipping and disposal of single-use water bottles are eliminated with its on-board water-making and reusable bottles. Its cleaning supplies and personal care products are the safest, non-toxic, and reef-safe products available. All décor, furniture, and finishes are vegan (no animal products). Food is sourced from local growers as much as possible, reducing emissions and supporting small farmers.

The SoelCat 12 solar electric catamaran is integrally designed for electric propulsion right from the first line drawing to the matched propeller. Every aspect of this vessel contributes towards its highly efficiency for solar electric sailing. The lightweight yet durable fibreglass construction, the large solar roof and the super slender hulls are the major key factors for the solar vessel’s high performance when it comes to speed and range. The electric propulsion system for the SoelCat 12 is superior when it comest to volume and weight.

MOBILE POWER STATION

During downtime, the SoelCat 12 can utilise its large solar array to provide energy for your land based electricity grid. The solar electric catamaran then turns into a mobile power station and is able to feed 8.6kWp into the AC grid or provide power at remote places where no grid is available. The 120kWh  lithium battery  system supplies all the energy required for save operations during day and night.

The solar electric catamaran can be equipped with removable roll down screens on every side for flexibility in every situation. Screens for sun shading can be applied on good days, while transparent rain screens protect your guests in bad weather conditions. When the screens are not in use, the comfortable SoelCat 12 lounge layout offers spacious space options in the hulls and underneath the furniture.

SUSTAINABLE SEA TRANSPORT

With both the Okeanos Foundation and Soel Yachts sharing a vision of sustainable sea transport and striving for a healthier planet, we are honoured that our partner, the Okeanos Foundation has funded and supported the development of the SoelCat 12. The first SoelCat 12, named the ‘Okeanos Pearl’ is the first energy autonomous vessel for the ecotourism industry and will pave the way for more sustainable coastal water vessels in many different sectors. The Bora Bora Pearl Beach Resort is proving a pioneering spirit by operating the solar electric Okeanos Pearl. As the first resort, they are offering truly sustainable, noise and emission-free excursions in the pristine lagoon of Bora Bora to their guests.

Demountable

The SoelCat 12 can be delivered as a demountable solar electric boat, which fits into two 40ft high cube containers. Such compact dimensions enable ease transport of the catamaran at affordable rates to destinations all over the world. Neither lamination processes or specialized tools are required for the SoelCat 12’s quick assembly on location.
